Green Building – Tax and Rebate Benefit for Homeowners

There are always tax benefits for taxpayers who own their own home. New home buyers and remodeling homeowners can accrue tax credits when using green building techniques. Congress established these energy-efficiency tax incentives in 2005 which include tax code section 45L credit for the construction of energy efficient homes, 25C credit for retrofitting/remodeling existing homes and 25D credit for the installation of power production property in new and existing homes.

The National Association of Home Builders (NAHB) believes that green building is so important that they started to promote the concept in 2004 and created the first certification program for using green building techniques called
Certified Green Builder.  A good majority of new home builders and remodelers are Certified Green Builders which include some of the top builders in St. Tammany Parish. In fact, some of the builders who build homes in Bedico Creek are Certified Green Builders.

There are many green building techniques that are used today which include double and even triple pane energy efficient windows that will keep in heat or keep solar energy out (Low-E and Argon gas windows), green roofs or cool roofs which will either absorb or reflect heat, high performance insulation that is design to seal a home more effectively against elements, enhanced ventilation that moves heat and cool air through the home, ceiling fans, water conservation fixtures, solar power, wind power, thermal solutions (high efficiency HVAC systems and programmable thermostats), ENERGY STAR® appliances and paint which stands up to harsh elements.

Where can we find the residential energy credits? Windows such as Low-E and Argon gas windows, high performance insulation, roof improvements, energy efficient doors, and ENERGY STAR® water heaters / AC’s / heat pumps can be applied toward the 25C credit. Be aware of the rule changes to the 25C credit which include a 10% rate and a $500 lifetime cap. Data indicates that roof improvements are the biggest claims for the 25C credit. The 25D is the more popular of the two tax codes.  The credits can be applied through the use of solar electric, solar water heating, wind turbines, geothermal heat pumps and fuel cells. Solar electrical remodeling won for the most claimed activity for the 25D credit. In 2012, the latest IRS tax data, $1.9 billion cost for solar electric and $700 million for geothermal heat pumps qualified for the 25D credit.  The total for 2012 was $3 billion in qualified installations that were connected to the 25D.

Going green has two great benefits for the consumer as a homeowner and a taxpayer, you not only save on your monthly energy bills but you can save on your taxes with these tax credits. Builders also benefit and should consider incorporating the 25C and 25D qualified green building products into new housing and remodeling projects.

More Homes Are Being Built to Supplement the Housing Inventory Shortage

8-217-st-calais-place-backyard-viewA shortage in homes and a strong job market in the Greater New Orleans area definitely strengthened the housing market, especially in new home construction and the advent of new subdivisions. Solid hiring in the job market, low mortgage rates and easier credit conditions have driven the demand for new home buyers to purchase a new home for sale. The Greater New Orleans area alone represents 20% of the new jobs that have been created this year in the state of Louisiana which has led to the strong home sales on both the north shore and the south shore.

West St. Tammany Parish has seen a decrease in housing inventory making the average sales price increase.  The housing market in general is leaning more towards a seller’s market because of the lack of supply of homes for sale.  This lack of inventory in homes priced from $190,000 – $300,000 is causing a bidding war pulling the average sales price for metro New Orleans up by 7.8% from $197,300 to $212,610. New Orleans has seen an increase from 21,954 homes sold annually in 2010 to 30,322 in 2014. Homeowners are starting to realize that this is the time to sell, and for home builders now is the time to build new homes for sale in St. Tammany Parish on the northshore.

According to Richard Haase, president of NAI/Latter & Blum, who reported at the UNO/Latter & Blum Economic Outlook & Real Estate Forecast Seminar for the Northshore Region, which was held at the Clarion Inn & Suites Conference Center in Covington, ”There’s a lot of pent-up demand,” he said, because tight lending standards have kept potential buyers out of the homebuying market, even as the economy recovered. ”For the next one or two years, I’m extremely optimistic about housing prices and housing affordability,” Haase said. ”We’re in a very healthy supply-and-demand market.”

Bedico Creek Preserve in Madisonville, Louisiana, offers new homes for sale that could plug the dearth of homes priced from $190,000 – $300,000.  Two neighborhoods being built in this master planned community in St. Tammany Parish offer new homes for sale from the $230’s – $300’s.

Residential Construction is Environmentally Friendly

11-105-st-calais-exterior-rearIn the past 10 years, new single-family and multi-family structures are trending more energy efficient, spending less energy and emitting fewer greenhouse gases.  During the 1950’s and 1960’s, the United States started to really develop huge residential sections of cities and towns.  Neighborhoods and subdivisions began to pepper the landscape with many houses in a row.  These homes typically had unique and open façade with front porches and tree-lined sidewalks for neighbors to spend time outdoors and interact with each other.  Subdivisions and communities today are harkening back to these times by building what developers are calling Traditional Neighborhood Developments (TND’s), master planned communities with a town center and homes built with rear alleys for rear-entry and side-entry garages.  Because of the types of homes that were built in the 1950’s to 1980’s, the homes tended to be smaller but did not have the advantage of the energy efficient, green building techniques of modern-day builders.

Beginning at the end of the 1980’s, builders started building single-family residences that were much larger than previously built homes.  These homes were more sprawling, typically had two stories and more square footage.  These homes consumed a lot of energy and emitted more greenhouse gases.  At the end of the 1990’s, the National Association of Home Builders started a program that focused on green building techniques.  And, during 2000 – 2009, the homes that are built are still larger than homes built decades ago, but they consume less energy and emit less greenhouse gases.

Builders Are Enthusiastic With the Upturn in the Housing Market

Builders are enthusiastic with the upturn in the housing market and are seeing more new home buyers as the economy rises. The stronger job market caused by the addition of 3 million jobs in the U.S. has encouraged more people to become new homeowners. In fact, nationwide single-family homes sold for close to full asking price!
30390543After a low sales report in March due to the harsh winter weather, it is encouraging to see an increase in standing inventory of new homes and new homes under construction. According to the current data release from HUD and the U.S. Census Bureau newly built home sales rose 6.8% in April. Regionally, new homes sales increased by 5.8% in the southern region. The new homes sales pace is expected to raise the amount of new homes for sale on the market creating a 4.8 month supply of new home inventory which is crucial to the housing market recovery.

“Sales are moving forward and our builder members are telling us they are starting to see more activity as more buyers get off the fence and enter the marketplace,” said NAHB Chairman Tom Woods.
